There are things that hold true for all businesses. For instance it is easier to get repeat business from a satisfied customer than it is to get a new customer. It's also easier to get more renters with less effort if happy renters talk about your property in positive terms.
Now, do you review your vacation rental on a regular basis and think about whether it would make you a happy and contented renter if you were to stay there? It is an exercise that will not take too long, but may yield results in terms of repeat customers.

Solicit feedback
Ask the renters how their stay was. Did the rental meet their expectations? It is quite possible that someone did not enjoy their vacation for reasons outside your control and that may be reflected in the feedback, but there will normally be more useful information generated than useless information.
Cleanliness
When the renter arrives, can they simply enjoy their vacation or do they feel like they need to clean first? When thinking about cleanliness think carefully about areas that you'd expect to be really clean in your own house, like the kitchen, toilets, and dining areas. Does the rental smell good? Is it dusty? Are there nasty stains? Are all provided linens clean?
Tiredness
Is the paintwork peeling? Do the carpets have holes? Is the furniture comfortable? Is any of the furniture broken?
False advertising
Was your advertising economical with the truth? Did you take photographs that showed a great beach, but managed to miss the oil refinery near by? Vacation time and money are both important to renters and if they feel they have been shortchanged in any way you will not get repeat business, and worse, you may get negative word of mouth working against your business!
Those are 4 areas to look at, but there are many more. We suggest that you create a checklist, that way you can standardize your review and you can compare the state of the house at different times to see what areas are deteriorating and needing attention.
You can also use the review as means of checking on your service providers such as your cleaning services or linen services.
